The Culture

Artists and hipsters priced out of Silver Lake were the first to revitalize Atwater, and the foundation of that culture has weaved itself into the fabric of the culture. Due to the relatively "affordable" price points, Atwater has not only attracted the hip crowd, but younger families and professionals as well. Take a stroll down Glendale Boulevard on a lazy Sunday afternoon, and discover all of the quaint shops and restaurants found nowhere else in Los Angeles. Drive over the LA River towards Griffith Park, and take in a show at the Greek Theater. Some of LA's best amenities are at your fingertips in Atwater.

Lifestyle

Before it was considered "trendy", Atwater struggled to find its niche within the vast landscape of Los Angeles, and was often times overlooked by the more established and adjacent neighborhoods, such as Glendale and Los Feliz. Atwater had very few amenities, and not a great infrastructure as a community. As a result, it wasn't attracting a very hip crowd, and stayed relatively dormant.

Within the last 10 years, Atwater has revitalized itself as one of the most trendy neighborhoods in Los Angeles. Atwater is now defined by boutique coffee shops, intimate restaurants, quaint shopping experiences, and some of the best tacos in Los Angeles at Hugo's. Whether you're looking for an escape from the hustle and bustle of Los Angeles, or for a neighborhood with great accessibility to other LA communities, you'll find it in Atwater.

Real Estate Market

Due to its trend towards trendy and hip, Atwater has ticked up in price-especially since 2015. That said, the existing housing stock is mostly original, single-story homes, allowing for a layer of affordability. Heavily amenitized areas, such as pockets adjacent to Glendale Blvd and Frogtown, are considered the most desirable.

Atwater is still viewed as a more affordable neighborhood relative to other comparable and trendy spots, such as Silver Lake and Los Feliz. As of late 2019, there has yet to be a home sale over $2,000,000.
